[사회]Newly built villas that have been preyed on by villa kings… Charter fraud warning light due to falling house prices

[앵커]

We will continue to look into the problem of tenant damage that arose when Mr. Kim, in his 40s, the so-called ‘Villa King’, who owned more than a thousand villas in the metropolitan area, suddenly died.

In Hwagok-dong, Seoul, there is a case where the entire villa is owned by Mr. Kim.

We will connect reporters who are out on the scene. Reporter Kang Min-kyung!

What kind of villa is Kang’s villa?

[기자]

This two-unit villa is home to about 30 households, mostly single households and dual-income newlyweds.

However, it turns out that this villa is owned by a recently deceased Mr. Kim, the so-called ‘Villa King’, except for the two generations he bought for actual residence.

Mr. Kim, a rental operator who bought 1,139 villas and officetels, died suddenly last October without paying more than 6.2 billion won in taxes.

The house was foreclosed due to tax arrears, but the landlord died, so the risk of tenants not getting back the jeonse deposit increased.

It is known that this kind of damage mainly occurred in newly built villas where the market price is unclear due to little transaction history.

This place where I am also a new villa built 2 years ago, and the tenants who moved in at the time suffered damage.

I directly asked one of the victims how the contract was signed.

Let’s listen together.

Some of the tenants here have not even been able to get the jeonse deposit insurance due to various restrictions.

The government has announced that it will first create a joint legal support team for victims of Villawang and come up with a realistic plan to protect victims as soon as possible.

[앵커]

But the possibility that there is an accomplice behind Mr. Kim cannot be ruled out?

[기자]

According to common sense, it seems impossible for Mr. Kim to buy more than 1,000 houses in 3 years alone.

So, Mr. Kim only lent his name, and there is speculation that there must have been an organized movement behind it.

The police are also looking into this part.

The Financial Crimes Investigation Unit of the Seoul Metropolitan Police Agency said that Mr. Kim died on the 15th, but that he was strictly investigating whether he was an accomplice and that he would quickly find out the facts.

In the midst of this, the number of so-called ‘can charter leases’ that cannot return the deposit due to the recent lower selling price than the rental price is increasing.

If the trend of falling house prices continues, it seems that there will be more cases of damage like this.

The government is also strengthening investigations on charter fraud and discussing ways to protect tenants.

However, it is pointed out that more fundamental measures must be taken as the amount of money and loans of a large number of people are intertwined.
