Real estate – Fictitious leases: two owners sued

Former MP Ronald Zacharias and his partner have been warned of fake titles and fraud. According to an RTS investigation, these two large landlords who own around thirty buildings in Geneva are suspected of having falsified leases to increase dozens of rents.

The trick used is known to the courts, it consists of fooling the new tenant. The landlord establishes a fictitious lease so that the latter does not know of the real rent paid by the previous occupant of the accommodation. Thus, the newcomer does not know that the owner asks him for a monthly amount, for example twice the amount of the former tenant. He therefore does not have the temptation to seize the Court of leases and rents to denounce an abusive increase.
