The housing assistance system should give a boost to the real estate market as a whole. This is what Afdal.ma estimates in its recent analysis.

“Access to more affordable financing for first-time buyers is expected to increase demand for housing, which, in turn, can stimulate economic activity in the real estate sector and related industries,” we learn in this sense. .

And added that “the new housing assistance program should offer a breath of fresh air to the youngest borrowers” Regarding interest rates, Afdal statistics show that the lowest rates for borrowers under 25 increased from 4.20% at the start of the year to 4.75% in the second quarter.

“The limitation of the contribution capacity of these young borrowers can lead to a significant increase in the cost of credit,” we note. And to recall that “more generally, banks have increased their capital requirements when putting together the financing file”. According to Afdal, the average contribution, in 2023, represents 22% of the acquisition price, up compared to previous years when it was on average 15% in 2020 and 2022.
