The median price for a house with three or four facades stood at 264,500 euros in Belgium in the third quarter of 2023, an increase of almost 5,000 euros (+1.7%) compared to the same period last year, according to a report published Thursday by the Belgian statistical office Statbel. Apartments had a median price of 240,000 euros, an increase of 2.1%. The Walloon region confirms its status as the cheapest region in Belgium.
In Wallonia, the median price for houses with 3 or 4 facades was 180,000 euros and 295,000 euros for open type houses (four facades). This means that half of the properties in these categories are priced higher and half are priced lower than the median price.
Walloon Brabant remains the most expensive province in the south of the country. Five Brabant municipalities – Lasne, Waterloo, Chaumont-Gistoux, Rixensart and Genappe – also form the Top 5 most expensive entities in Wallonia. Houses with two or three facades have a median price of 317,000 euros while villas have a median price of 457,000 euros. The apartments reached a price of 240,000 euros. The cheapest Walloon province is Hainaut.

In Flanders, houses with 2 or 3 facades cost, in median price, 300,000 euros, and houses with 4 facades 410,000 euros. The median price of apartments was close to 250,000 euros. Flemish Brabant is the most expensive province, both for houses and apartments, while Limburg is the most affordable. Unsurprisingly, the Brussels-Capital region retains its status as the most expensive region for all types of housing. Houses with 2 or 3 facades cost, in median price, 505,000 euros. The median price of 4-storey houses was 850,000 euros. The apartments had a median price of 260,000 euros.
In Brussels, Ixelles is at the top of the ranking with median prices for houses, all types combined, of 950,000 euros. Molenbeek-Saint-Jean is the least expensive municipality in the capital.
