Purchase of a property with owners who want to stay after the deed

Hello all,

I am currently looking for a house and I found a nice one, the concern is that the owners want to stay until their new house is finished. They say there are 3 months left and they will pay my rent in the meantime.

Is this something common? How do you get warranties with that?
