Seattle Downtown 2026: Growth, Challenges & Revitalization Outlook

Seattle’s downtown core is at a pivotal moment, balancing record residential growth and rebounding visitor numbers against significant economic challenges, according to discussions at the Downtown Seattle Association’s (DSA) 2026 State of Downtown event held March 11th at the Seattle Convention Center’s Summit building. More than 1,200 business and civic leaders gathered to assess the current state and future trajectory of the city center.

The event highlighted a complex picture: while downtown Seattle is showing signs of recovery, particularly in residential population and tourism, it faces headwinds from softening job growth and a high office vacancy rate. The DSA’s annual report and subsequent discussions underscored the demand for a strategic approach to ensure the long-term vitality of the urban core.

Residential Boom and Visitor Rebound

Downtown Seattle’s residential population has reached an all-time high of approximately 109,845 residents, an 80% increase since 2010, according to the DSA’s 2026 Economic Report. This growth is bolstering the foundation for local businesses and cultural attractions. Total visitor numbers have likewise surpassed pre-pandemic levels, indicating a strong return of tourism and local engagement. Specifically, the report noted more than 15 million unique visitors in 2025, a figure repeated for the second consecutive year. Foot traffic on weekdays reached roughly 145,000 in 2025, a nearly 4% increase from 2024, though still 36% below 2019 levels. Sixty-three new ground-level businesses opened their doors last year, further contributing to the downtown’s revitalization.

Economic Challenges and Competitive Pressures

Despite these positive trends, significant economic challenges remain. Office vacancy rates currently exceed 30%, and the commercial office values for the top ten buildings have fallen to half of their 2022 valuations. Job growth has also softened, while neighboring Bellevue is experiencing growth in employment. Seattle Mayor Katie Wilson, speaking at the event, emphasized the need to recognize the competitive environment and attract businesses to the city. “We don’t need more business taxes in Seattle, we need more businesses locating and paying taxes in Seattle,” she stated, according to reporting from Publicola.
