When the sales prices of apartments in Seoul were lined up in order of price, the median price fell below 1 billion won in 21 months.
It is an analysis that the real estate market downturn and interest rate hikes had an impact.

It is a 780-unit apartment complex in Nowon-gu, Seoul.
The exclusive area of 84㎡, which recorded the highest price of 1.42 billion won, was sold for 995 million won last month.

The median price of an apartment in Seoul in February was also 993 million won.
After exceeding 1 billion won for the first time in June 2021, it continued its upward trend, peaking in July last year and continuing to fall.
It is a diagnosis that the burden of principal and interest repayment, which has increased due to the interest rate hike, has been mixed with the spread of the prospect of falling house prices.

Looking at the result of dividing the price of an apartment set as collateral by the borrower by the natural income of the borrower, it slightly decreased from 14.5 in the third quarter of last year to 13.4 in the fourth quarter.
This means that a median-income household can buy a median-priced apartment in Seoul only if they don’t spend a single salary for 13.4 years.

There are also predictions that the trend of falling real estate indicators will continue for the time being.
