The appointed Project Superintendent for Commercial Construction will serve as the primary operational anchor from the initial ground-breaking phases through final closeout. Core duties encompass comprehensive construction management, daily coordination with contractors, vendors, and consultants, and maintaining rigorous quality control across the entire project lifecycle.
Administrative and field requirements for the role are extensive, requiring proficiency with modern project management software. Specifically, the superintendent will maintain control of all project documentation utilizing Dropbox and Procore Construction Management Software. Additional day-to-day focus areas include:
- Assisting in the development of cost estimates and pre-construction planning, alongside assembling work scopes for required subcontractors.
- Supporting bidding processes, subcontractor outreach, and proposal preparation while reviewing plans and technical documents.
- Monitoring project costs, maintaining the project buy-out summary, and overseeing change-order management, creation, and negotiation.
- Creating, managing, and tracking Requests for Information (RFIs) from the field directly to the architect or engineer of record.
- Conducting and documenting weekly owner meetings, managing schedule updates, and handling subcontractor submittals for architectural approval.
- Collaborating with the site safety team, assisting the accounting department with monthly subcontractor billings and pay applications, and driving conflict resolution among owners, contractors, and subcontractors.
Candidates must possess a deep understanding of appropriate building codes and local regulations. Furthermore, the role demands an intimate familiarity with the local commercial construction environment—including regional vendor networks, the local labor pool, and municipal permitting processes across the greater Lansing area.
