Homeowners are actively seeking to refinance their mortgages at rates below 6%, spurred by a recent dip in average rates, according to discussions on online forums and data released today. Rocket Mortgage is currently advertising a 30-year fixed refinance rate of 5.875% APR, with 1.625 points (equivalent to $4,469 on a $275,000 loan), as of 12:02 PM UTC on February 19, 2026.

The surge in interest comes after Bankrate reported the average rate on 30-year mortgages fell to 6.16% last week, the lowest point since September 2022. This decline has prompted a significant increase in refinance applications, with the Mortgage Bankers Association reporting a 101% jump in its Refinance Index compared to the same period last year. However, experts caution that this increase is occurring from a low base, as many homeowners already secured rates below 5% in prior years.

Rocket Mortgage is as well offering rates for other loan types. A 30-year FHA refinance is available at 5.75% APR with 2 points ($5,500), while a 15-year fixed refinance is offered at 5.375% APR with 1.875 points ($5,157). VA loans are being advertised at 5.99% APR with 1.875 points ($5,157). Jumbo loans, for loan amounts exceeding conventional limits, are available at 5.5% APR with 1.625 points ($17,875).

Discussions on Reddit’s r/Mortgages forum indicate homeowners are specifically targeting rates of 5.5% or lower. One user reported receiving options from Rocket Mortgage, suggesting a competitive landscape among lenders.

Despite the recent decline, housing economists anticipate rates will remain above 6% throughout the year. This expectation is driving some homeowners to explore alternative financing options, such as home equity lines of credit (HELOCs) and home equity loans, instead of refinancing.

Bankrate’s data, current as of Thursday, February 19, 2026, at 6:30 AM, shows slightly higher rates than those advertised by Rocket Mortgage. Bankrate lists a 30-year fixed refinance rate at 6.18% APR, a 20-year fixed at 5.88% APR and a 15-year fixed at 5.56% APR. FHA and VA loans are listed at 6.10% and 6.11% APR respectively, while jumbo loans are at 6.40% APR.

Rocket Mortgage’s website features tools for estimating rates and exploring loan options, but also includes a disclaimer stating that credit range or equity amount may be too low to qualify for a home loan. The company has not responded to requests for comment regarding the discrepancy between advertised rates and those reported by Bankrate.
