The bill promises to be steep for the 32 million French people, owners of real estate, who will have to pay property tax next fall. Main cause, the revaluation of the cadastral rental values serving as a basis for the calculation of this local tax. “For 2022, the coefficient will be 3.4%, while it was 0.2% last year”tells us Frédéric Zumbiehl, of the National Union of Property Owners (UNPI). “This is the highest rate since 1989.”
A record increase which is explained by a change in the method of calculation.“Until 2018, it was Parliament that set the coefficient of rental values, with a ladle, via an amendment to the Finance Law. From now on, it is calculated according to the annual evolution of the index of harmonized consumer prices”, specifies the lawyer of the UNPI. In other words, the more inflation there is, as there is now, the more the rate climbs. The differences in increase according to the municipalities then come from the expenditure that they have voted: each applies its own rate according to its budget, hence the disparities from one city to another (see map below) .
