Accepting the detailed plan of the Latika property and directing it to public display
By decision No. 1-3/24-22 of Lääne-Nigula Municipal Council of 21.03.2024, the detailed plan prepared for the Latika property in Rannaküla was adopted. The planning area includes the Latika cadastral unit (property no. 89832, identification number 53101:001:0457, area 2.16 ha, designated residential land).
Part of the Ranna-Tooma IV detailed plan established by decision No. 37 of 21.10.2011 of the Nõva Municipal Council applies to the Latika land unit. According to the current detailed plan, the built-up area is planned for the Latika land unit 200 m from the boundary of the recurring flood zone, but there is a high-value pine forest there and the landowner wants to preserve it. Through the preparation of a detailed plan, the landowner wants to reduce the scope of the construction prohibition zone in the forest and build on the same building line as the neighboring land units.
The detailed planning project provides for the reduction of the scope of the construction prohibition zone beyond 115 m from the border of the area with repeated flooding, the building rights and building conditions for a residential and auxiliary building in the planning area. The basic solution for the access road, parking arrangement and provision of utility networks has been determined.
With the detailed plan, it is desired to change the scope of the construction ban zone determined by the general plan of Lääne-Nigula municipality. Based on the preliminary assessment, there is no need for a strategic assessment of the environmental impact.
A public exhibition of the detailed plan will take place From April 15 to May 15, 2024 during working hours in the Nõva regional government and on the municipality’s website. During the exhibition, it is possible to submit written opinions about the planning solution.
If, during the public display of the detailed plan, written opinions about the planning solution are submitted, which are not taken into account, a public discussion will be held on May 24, 2024 at 1 p.m. in the Nõva library.
