The real estate market is seized up. Making a purchase plan has become complicated for a large number of French people due to the rise in interest rates. Against this phenomenon, the government has therefore decided to extend the zero-rate loan (PTZ) system, as confirmed on Wednesday by the Minister of the Economy Bruno Le Maire on RTL.

A new PTZ with modified rules will therefore see the light of day in 2024, after the adoption of the finance bill. The loan will now concern specific housing, namely new apartments in tense areas and old housing in relaxed areas subject to work, specifies Actu.fr. Individual houses are excluded from the system in order to remain “consistent with the fight against the artificialization of land”, underlines Bercy.

6 million more French people affected

To include more French people in the system, the government played on income conditions. “Today, single people earning more than 3,100 euros per month in tense areas and 2,000 euros in relaxed areas are excluded from this system,” explained Bruno Le Maire. “From January 1, 2024, they will be eligible for respectively up to 4,100 euros in tense areas and 2,400 euros in relaxed areas. »

This means that 6 million additional tax households will be able to claim a PTZ next year. The share of the PTZ in the overall credit will also change. Currently, the loan can only represent 40% of the total borrowing. Next year it could reach 50% for a household declaring 25,000 euros of annual income and 20% for a household earning 49,000 euros in a tense area.

Last important element: the maximum ceiling will reach 100,000 euros, compared to 80,000 euros currently. State aid will allow people affected by the PTZ to save between 5,000 and 40,000 euros for their real estate project, according to the Ministry of the Economy. The average overall credit rate will be reduced “from 4.4% to 3%”, specifies Bercy.
