Wynn Resorts Eyes Development of Las Vegas Land Bank Across the Strip

Wynn Resorts Ltd. is sketching out new designs for its 38-acre land bank across Las Vegas Boulevard, eyeing a development that could cost less than a freestanding integrated resort by tying directly into its existing properties.

During the company’s quarterly earnings call on Thursday, Chief Executive Officer Craig Billings told analysts that executives have begun to “doodle” with the acreage located on the west side of the Strip, north of Fashion Show Drive, a plot currently utilized mostly for special gatherings and festivals. The review-journal reported the details of the discussion as the company balances its domestic footprint against major capital commitments abroad.

While the Las Vegas land parcel sits directly across the boulevard from Wynn Las Vegas and Encore Las Vegas, Billings made it clear that the corporation’s immediate financial focus remains anchored overseas. The top priority for the operator today is opening Wynn Al Marjan Island in the United Arab Emirates, a project now less than a year away from completion.

Balancing Overseas Megaprojects Against Domestic Land Banks

The upcoming international resort is slated for a grand opening in September 2027, with management anticipating that the public will see hotel rooms go on sale soon. When finished, the 70-story United Arab Emirates property will feature 1,530 accommodations—including 1,217 hotel rooms, 297 suites, two Royal Apartments, four townhomes, and 10 marina estates. The sprawling complex will also house a 225,000-square-foot main casino, an additional 22nd-floor sky gaming casino, nearly 130,000 square feet of retail space, an 8,000-square-foot indoor convention area with a column-free ballroom, and 22 distinct dining and lounge venues.

Funding that massive pipeline has coincided with financial headwinds closer to home. For the quarter ending September 30, Wynn reported net income of $17.3 million, or 17 cents a share, on revenue of $1.689 billion. That marked a decline from the same period a year prior, when the company posted net income of $88.3 million, or 85 cents a share, on revenue of $1.834 billion.

Those financial figures missed Wall Street projections, sending Wynn Resorts shares trading on the Nasdaq exchange down $3.06, or 3.7 percent, to close at $79.32 a share.

Resolving Labor Disputes and Capitalizing on Strip Events

Beyond its financial tallies, the company is emerging from a significant operational challenge in Massachusetts. Billings noted that a collective bargaining agreement appears to have been reached with employees at Encore Boston Harbor, successfully bringing an end to a strike that lasted 63 days after beginning on September 4. UNITE HERE union members began voting on the new contract on Thursday.

Meanwhile, the outlook in Nevada is strong as the market prepares for major tourism drivers. Billings expressed satisfaction with local operations, pointing specifically to the upcoming Las Vegas Formula One Grand Prix as a major catalyst arriving just days away.

Pricing power across the Las Vegas properties remains exceptionally strong. Group and convention business for 2027 is pacing ahead of where 2026 and 2025 stood at the same juncture, reflecting steady forward-looking demand even as year-over-year quarterly comparisons face tough mathematical hurdles.

As executives continue to brainstorm how the 38-acre Las Vegas Boulevard parcel might integrate with Wynn and Encore, the exact timeline and scope for any future domestic construction remain open questions while the company channels its primary capital and operational energy toward the 2027 launch of Wynn Al Marjan Island.
