The government announced that it would improve the location and residential environment by arranging public rental housing mainly in the station area in the future through real estate supply measures.

Recently, young people are flocking to rental housing due to high interest rates, and the advantage is that the rent is cheaper than the market price and the period of residence for up to 10 years is an advantage.

Correspondent Choi Ki-seong reported.

It is a public rental apartment complex in Paju, Gyeonggi-do.

At the end of the rental period, it can be converted into a pre-sale, and anyone who does not own a home can apply.

In June, more than 1,700 people applied for the recruitment of 20 prospective tenants.

There are five households that can be moved in right away, so the competition ratio is 348 to 1.

The rental condition of an exclusive area of 84㎡ is a deposit of 90 million won and a monthly rent of 520,000 won.

This is half of the price compared to neighboring apartments that were sold for a monthly rent of 400,000 won with a deposit of 250 million won in June, and 950,000 won a month with a deposit of 100 million won at the beginning of this month.

In particular, 40% of the applicants were the 2030 generation, aged between 20 and 39.

Other public rental apartments that were recently recruited also had a high proportion of young people among the applicants.

Publicly supported private rental housing, where the rent is set at 75% below the surrounding market price, is also popular with the 2030 generation.

If you look at the youth competition rate, it ranges from tens to 1 to hundreds, but there are places where the competition rate is over 600 to 1.

The competition rate for purchased rental housing, which receives only 50% of the market price from homeless youth, has also soared.

During the second round of recruitment last month, about 26,000 people applied to recruit 263 households in Seoul.

Compared to the first recruitment in March, it has nearly doubled.

There seems to be an increasing number of young people living in rental housing and watching the real estate market situation rather than buying a house right away.

The advantage of rental housing is that the rent is lower than the market price and the stable residence can be lived for up to 10 years.

The popularity of rental housing is expected to continue as the ‘monthly rental of jeonse’ accelerates due to the possibility of further interest rate hikes in the future.
