Balneário Camboriú remains with the most valued m² in the country

Santa Catarina has a vast cultural plurality and a very diversified economy, with five municipalities among the 100 largest GDPs in Brazil, according to IBGE (Brazilian Institute of Geography and Statistics). For almost two years now, the state has also been home to the city with the highest real estate appreciation in the country: Balneário Camboriú. This increase, driven mainly by high-end properties, has also been generating real estate development throughout Santa Catarina. second survey FipeZap released this week, with data from April, the state appears with five among the seven cities with the highest appreciation of real estate accumulated in the last 12 months. What’s more, it is home to the top three in the ranking with Balneário Camboriú, which added up to a 21.42% increase in the period; Itapema (+18.34%), also on the North Coast; and São José (+18.32%) in Greater Florianópolis. Among the seven most valued are also the Santa Catarina municipalities of Blumenau (+16.81%) and Itajaí (+15.17%).

The list of surveyed cities still has Florianópolis (+12.04%), in 12th position, and Joinville (+8.78%) which occupies only 25th place in the ranking, but, even so, has real estate appreciation above official inflation for the period, 4.14% in the Extended National Consumer Price Index (IPCA).

Businessman Jean Graciola points out that the consolidation of the Balneário Camboriú destination is the result of public and private investments, from the association of companies that aim at the development of the city. “The city has characteristics that attract not only investors from the country, but also arouse interest abroad. With its strategic location, the residents’ profile has also been changing, creating a new business axis in the country. From a city that pulsated during the season to a location that has attracted more and more residents in search of quality of life, safety and Human Development and Education indices”, says the president of FG Empreendimentos, Jean Graciola.

Balneário Camboriú is home to nine of the 10 tallest residential buildings in Brazil and, soon, it will also have the tallest residential building in the world, with a project already submitted for approval by the competent bodies. The city has one of the smallest territories in Brazil, with 46.8 km², ranking as the second smallest municipality in Santa Catarina, according to IBGE data. “This data could lead to stagnation, however, the planning of Balneário Camboriú has always been focused on development, welcoming and valuing the destination, its natural beauties and orderly growth. In this way, along with tourism and leisure, civil construction is the driving force of the local economy and has also been driving market growth throughout the state. With that, everyone wins, as the segment grows, the development of technologies and labor follows the accelerated pace and the market absorbs disruptive and innovative products”, completes Graciola.
