City of Charleroi: Selling Municipal Properties and Real Estate Opportunities

Since the beginning of the year, the City of Charleroi has sold four of its properties. A fifth transaction could not be completed because the buyers could not obtain their loan. Seven other properties will leave the municipal heritage in the short term.

As the alderman in charge of Buildings Xavier Desgain explains in the last bulletin of written questions, a cadastre of land and real estate for sale was established at the start of his term of office. It served as the basis for the development of an atlas in collaboration with the municipal renovation agency Arris. Before launching the search procedure for candidate buyers, the list of properties is submitted to the public housing actors and then to the associative operators. If no expression of interest is shown, the process continues. This is quite long since it requires the passage of several deliberations before the municipal council.

Among the sales that materialized, only one was at a slightly lower value than that of the estimate: a house in rue Camus in Monceau sold for €77,000 instead of €80,000. found owners for a price exceeding the target set, at rue de la Broucheterre in Charleroi (52,000 instead of 46,000) and at rue Neuve in Montignies-sur-Sambre for 91,000 instead of 56,000.

The city has also separated from the former cure of Couillet on the municipal square. On the other hand, the sale of a disused school on rue Frison in Jumet was unsuccessful. Seven other files should be concluded in the short term: two concern former schools in Jumet (rue de Condé) and Roux (rue Boulvin). The Delporte villa in rue Dewandre in Mont-sur-Marchienne remains to be acquired, as does the former CEFA in Marchienne-au-Pont and two buildings in rue de Gohyssart in Dampremy.

Outside the municipal territory, there will also soon be the land and infrastructure of the former Bomerée playground in Montigny-le-Tilleul as well as the Buvrinnes relay in Binche.

As soon as the administrative city has been opened, other real estate opportunities will emerge, after the relocation of the services currently located there.
