However, the practice has been illegal since September 2022.
According to real estate broker Mélanie Bergeron, this type of poses several problems.
“Is the price displayed going to be high enough? Are we going to play on the evaluation to be sure to sell the house so as not to be forced to buy it?” she exemplifies.
A client who would like to sell his house for $500,000 could indeed be encouraged by the broker, who wants to avoid buying the house, to revise his price downwards.

Even though real estate brokers may offer various benefits as part of promotions, they must be careful not to enter into a conflict of interest.
“We cannot pay a specialist who will come into a conflict of interest,” explains Ms. Bergeron.
According to the broker, this practice unfortunately undermines the reputation of real estate brokers, and in particular the public’s confidence in the profession.
“Public trust is really important. There are always elements like that that come to harm. But I think the majority work well, and it’s not a majority that offers promotions like that, ”she nuances.
