In Dugny, in Seine-Saint-Denis, a second Olympic village, more out of the way, but delightful in its achievement

This spring is the season for all inaugurations in Seine-Saint-Denis. As the Paris 2024 Olympic Games approach, the Olympic Works Delivery Company (Solideo) hands over the keys to the villages and equipment to the organizing committee. This Monday, March 25, a month after strolling the streets of the athletes’ village, it is in Dugny and Le Bourget, a little further on the A1, that 250 officials are expected for the delivery of the “media cluster” : a thousand housing units, and a collection of public facilities on the Bourget sports plain, where the climbing events are to be held.

This second Olympic village, a little more out of the way, to the south of a city ignored by everyone, itself wedged between a motorway and an airport, is rather pleasing in its creation. Is this a sign? Real estate is in crisis, everywhere, developers are throwing in the towel and yet, here, a large part of the apartments put up for sale have already found buyers, while in Saint-Denis and Saint-Ouen, buyers are rare. In the Plateau sector, that of the developer Amethys, recognizable by its brick-clad facades – “all laid by hand”, specifies the manufacturer – 130 housing sales out of 170 are signed. There remain the largest areas, for prices per square meter ranging between 3,400 and 3,700 euros. The other accommodations are reserved for landlords.

On the other side of the avenue, on the Aire des vents side, where for more than twenty years the Fête de Humanity has set up its stands, the accommodation (intermediate or for sale) offers generous outdoor spaces. They are the fruits of the Covid-19 crisis, this time when having a balcony was the ultimate luxury, explain the developer Sogeprom and the builder Demathieu Bard. The terraces are vast, as are the centers of the (very) densely planted islands. The large bay windows overlook Georges-Valbon Park, in La Courneuve, the green lung of Seine-Saint-Denis. Their design (exposure, insulation) is designed to withstand the scorching summers of 2050. Even if the car is still king here, bicycle hooks are planned in the halls, near the mailboxes, rather than in a secluded room.

Refurbished equipment

During the Olympic and Paralympic Games, 1,582 journalists (mostly technicians), among the 15,000 accredited journalists, will be housed there, a five-minute walk from the halls of the Bourget exhibition center, from where images will be sent to the whole world.
