Miraflores Municipal Council approves ordinance for social housing development in specified areas with wide roads

The Municipal Council of miraflores unanimously approved the ordinance that establishes the areas in which construction projects may be developed social housing.

The municipality decreed that these areas are those that have roads more than 40 meters wide and that also require urban renewal and land use change.

The areas set up for new projects of social interest are those located on Paseo de la República avenues (a few blocks) and Marshal Caceres; those that will be indicated and specified by resolution of the mayor’s office.

“It is a norm that locates the avenues in which there is capacity for social housing to be developed without generating negative impacts, and in Miraflores there are few areas available for this”indicated José Oviedo, manager of Urban Development and Environment of the Municipality of Miraflores.

From the ordinance, the district decided to exclude areas that already have significant urban development and that, in the district’s position, could be affected if the construction of new buildings continues.

Likewise, the municipality mentioned that they have a shortage of green areas (only 3m2 per inhabitant). Of the 14 administrative zones into which the district is divided, three do not have parks.

It should be noted that in May, the Municipality of Miraflores approved the District Council Agreement No. 029-2023, which supports an agreement of the Metropolitan Council. This indicates that “it is required to Ministry of Housing, Construction and Sanitation refrains from regulating matters of exclusive municipal competence, such as urban planning processes”.
