New Condorcet Park Revealed in La Rochelle: Nature, Play, and Art Project

The City of La Rochelle has unveiled the final development plan for Parc Condorcet, a project designed to transform the site into a multi-functional space featuring children’s playgrounds, a free expression plateau, and a dedicated biodiversity zone. Following a decade of local debate and planning, construction is set to begin this November, with the northern section of the park scheduled for delivery in the summer of 2027.

As reported by Sud Ouest, the final layout was presented during a public meeting on November 4, 2026, to residents, local associations, and educators. The project aims to preserve the existing greenery of the “buttes Dufour” while integrating new infrastructure centered on three core pillars: nature, play, and art.

The Parc Condorcet Development Timeline and Phasing

While the initial concept was drafted in September 2025 and approved by the municipal team in the spring of 2026, the physical implementation is divided into two distinct phases:

  • Phase 1 (Summer 2027): Delivery of the northern park, which includes the primary play areas and the “free expression” zone.
  • Phase 2 (Early 2028): Completion of the southern park, following a scheduled period of plantings in the autumn of 2027.

The total investment for this urban renewal operation is estimated at 1.7 million euros. This budget covers the transition from the previous site configuration—which included the demolition of the “111” building on Avenue Billaud-Varenne—to a more permeable “breathing corridor” connecting the park to the Villeneuve lakes.

Infrastructure Specifications for Play and Expression

The existing grass football pitch is slated for removal to make way for age-specific play zones. These areas will be segmented to accommodate children in three distinct developmental brackets: 0–3 years, 3–6 years, and 6–12 years. According to the plans, these zones will feature swings, slides, balance courses, and a zipline. To maintain aesthetic and environmental cohesion, the structures and furniture will be constructed from wood, designed to mimic natural forms such as “nests” or “inverted trees.”

Feature Technical Detail / Purpose
Free Expression Plateau A 30-meter diameter circle equipped with tiered seating for outdoor performances and events.
Activity Ring A perimeter track surrounding the plateau designed for rollerblades and scooters.
Service Hub A wooden shelter housing public toilets and a water fountain.
Biodiversity Zone A dedicated area in the north where nature is left to develop without intensive intervention.

The project also integrates “land art” into the landscape. This follows the precedent set in 2024 by the “sound horn,” an unusual installation that allowed communication with the Mireuil district.

Diagonales Manages the Dunes Fertiles Micro-Farm Redevelopment

A critical component of the redevelopment is the formalization of the “Dunes fertiles” micro-farm. The project ensures the continuity of this urban agriculture initiative, which is managed by the local neighborhood agency, Diagonales.

The design work has been distributed among several specialized firms, including A2I Infrastructures, L’Atelier de l’Empreinte, and Agence BTB. Their mandate is to ensure that the new hardscaping—such as the expression plateau and the skating ring—does not disrupt the established vegetation that has grown on the site for over fifty years.
