For example, to borrow 300,000 euros, a household would have to earn 5,300 euros per month. This is 1,000 euros more than last year with an increase of 23%. According to the latest figures from broker Finance Conseil, obtaining a property loan remains very difficult, and even more so than a year ago. For the occasion, Europe 1 was able to consult the figures, including one which perfectly illustrates the difficulties encountered in this sector. To borrow 300,000 euros, you would have to earn 5,300 euros per month.
An increase of 23%
This is 1,000 euros more than a year ago. An increase of 23% is almost impossible for households to follow. For comparison, the median salary is 2,000 euros. Even if a household corresponds to two people paid at this income level, the median salary does not allow borrowing 300,000 euros, concludes Sophie Ho Thong, legal director of Finance Conseil. “For people who earn 4,000 euros, in fact, we will not be able to borrow more than 230,000 euros. Otherwise, we will have to mobilize more contribution to reduce the amount of credit necessary,” she indicates at the microphone of Europe 1.
And mechanically, the same phenomenon affects personal contribution. It reaches on average 72,000 euros of available savings mobilized for a real estate project. In Île-de-France, the average contribution even reaches 272,000 euros. This figure shows that in the Paris region, real estate transactions no longer concern only households that are already owners, whose contribution is in fact the fruit of the sale of real estate. First-time buyers no longer have the means to access this market.
