According to a survey carried out by the Housing Union of São Paulo (Secovi-SP), 7 out of 10 apartments built in 2021 had Studio standard with a maximum of 45 m². Specialists in the real estate segment believe that real estate Studio are a national trend that is here to stay. This style of plan, compact and functional, emerged to meet the demands of a new profile of resident. Because they have a lower market value, they also become an asset opportunity to generate passive income.

With the changes in lifestyle and the transformations of society, which demand increasingly dynamic routines, Studio properties are a bet of several Brazilian construction companies. Apartments of this style have, on average, 20 to 45m², and a planning that allows optimization of spaces. Studio plans generally consist of a bedroom, living room and kitchen, in addition to a separate bathroom.

Due to their reduced size, the Studios also have more attractive values ​​for investors who want to diversify their income portfolio. Because real estate, in general, is an asset that provides security in the investmentthere may be an increase in the search for lower cost ventures for the investor.

“Today, consumer behavior is dynamic and the real estate market has been very assertive in accompanying these movements, delivering products with attributes valued by the new generations, as is the case of Studios”, comments Babiton Espindola, CEO of Urban Company, a company specializing in real estate investments.

Most developments with Studio properties are already planned for investors to rent, either monthly or daily. Some builders even plan attractive common areas for young people and people who travel a lot and need certain amenities, such as networking space, for example.

According to Babiton Espindola, the new generations are mainly looking for a strategic location for their routine and the ease of being close to all the necessary services. “A rental model where it is possible to live three months in one place, two months in another and there is freedom to change is a great attraction for this generation that values ​​experiences. Therefore, it is a full plate for the investor”, he completes.

Due to these characteristics of the profile outlined for the new resident, specialists in the real estate and architectural sectors believe that this is a change that is here to stay. Market studies point out this trend in the search for compact properties in a growing since 2018, on average. According to data released by the Housing Union of São Paulo (Secovi-SP), in 2019, there was already a significant growth in sales of properties with less than 45 m².
