As of the first half of 2023, Sunac Services achieved revenue of about 3.40 billion yuan, a decline from the same period last year. Divided by business type, in the first half of the year, the property management service revenue of Sunac Services was 2.92 billion yuan, a year-on-year increase of about 8.1%, while community living services and non-property value-added service businesses declined.
In the first half of this year, the gross profit of Sunac Services was about 850 million yuan, the gross profit rate was about 25%, and the net profit attributable to the parent was 340 million yuan.
The company announcement stated that starting from the second half of 2022, in view of the continuous downturn of the real estate environment, Sunac Services has made a firm choice for the non-owner value-added business of related parties, and the business of related parties has shrunk significantly, which has affected the revenue and gross profit of the first half of this year. . However, compared with the second half of 2022, the company’s revenue and gross profit have both increased.
During the same period, the operating cash flow of Sunac Service Company returned to positive. As of the first half of 2023, Sunac Services has available funds of 4.22 billion yuan, no interest-bearing liabilities, no external guarantees, and net assets of 7.72 billion yuan.
The announcement also shows that since the first half of the year, Sunac’s service market expansion has focused on 45 core cities, all of which are first- and second-tier high-energy cities. As of the first half of this year, the contracted construction area of Sunac Services was about 396 million square meters, of which the area under management was 263 million square meters. In the management area, residential business forms accounted for 82%, and the rest were non-residential business forms.
