New DS1 Tramo 4 Housing Subsidy: 2026 Requirements and Dates

Families watching property values outstrip their paychecks now have a wider path to homeownership, as the Ministerio de Vivienda y Urbanismo rolls out its latest housing support framework. The government is launching the first call for the new Tramo 4 of the DS1 subsidy, carving out 2,500 initial slots to help middle-class households acquire properties.

Expanding Access for Middle-Income Buyers

The newly created tramo directly addresses buyers caught in a persistent financial squeeze, according to reports. Housing and Urbanism Iván Poduje noted that the benefit targets individuals paying steep monthly rents between $600,000 and $800,000 who historically earned too much for baseline poverty-targeted programs yet lacked the capital required by traditional bank lending standards. By raising the maximum property price ceiling to 4,000 UF—roughly 164.8 million pesos, as detailed by BioBioChile—the policy expands the available housing stock for middle-class applicants from 10% to 70% nationwide. In the case of the Región Metropolitana, explained that the families who previously could only opt for housing in part of the Santiago commune or in Renca will be able to search in communes such as La Florida, Macul and Maipú.

Properties in extreme northern and southern regions can reach up to 4,500 UF, capturing areas like Arica y Parinacota, Tarapacá, Antofagasta, Atacama, Aysén, and Magallanes, alongside specific localities noted including the province of Palena and the island of Chiloé. Depending on the final purchase price and region, the state contribution ranges from 400 UF to 550 UF. Applicants can combine this state aid with the Fondo de Garantía Especial (FOGAES) and interest-rate subsidies to lower commercial banking requirements.

Require 200 UF Savings by October 2026 for Housing Program

Qualifying for this initial cycle requires strict adherence to financial and administrative milestones. Applicants must hold a minimum savings baseline of 200 UF—approximately 8.3 million pesos—deposited into a designated housing savings account by October 30, 2026. This specific call waives the standard 12-month account antiquity requirement usually mandated for housing programs. The modification received the registration of the Contraloría General de la República, a necessary step to advance with the call.

Candidates must also be at least 18 years old, hold a valid identity card or definitive residency permit, demonstrate the financial capacity to secure a mortgage loan, and fall within the 90% bracket of the Social Registry of Households. Beneficiaries who previously secured a lower DS1 tramo can transition to the new Tramo 4 by meeting the 200 UF savings mark and presenting a valid promise of sale or equivalent documentation detailing property financing. The benefit corresponds to tramo 4 of the DS1 subsidy, which President José Antonio Kast announced in June during his first Cuenta Pública. The first call includes 2,500 slots, with a total investment of 1,033,500 UF, equivalent to approximately US$ 43 million. The first call for this new tramo, which already received the registration of the Contraloría, will feature 2,500 slots, according to information reported by Las Últimas Noticias, although Housing Iván Poduje advances that a second call is projected for 2027 with at least 10,000 slots.

Open November 2026 Application Windows for Housing Program

Administrative processes for the 2,500 available slots open on November 3, 2026, when applicants can begin scheduling in-person appointment times via the official Ventanilla Única Social portal managed by the Ministerio de Vivienda y Urbanismo. Physical applications at Serviu OIRS offices will run from November 17 through November 27, 2026. For those preferring digital execution, the online application platform on the Minvu website will accept submissions between November 18 and November 27, 2026. The next call for the Subsidio DS1 is scheduled starting November 17, as reported by the Ministry of Housing and Urbanism (Minvu), following an announcement made in May along with an expansion of the Fondo de Garantías Especiales (FOGAES).
