The “golden” businesses of the Church – The “fillet” in Kavouri and the properties in Attica and Thessaloniki 2024-04-15 20:34:18

In this context, it is proceeding with the announcement of relevant tenders for some of the “fillets” that adorn its portfolio.

“Sacred” properties within the urban fabric of Athens and Thessaloniki, but also in points of high strategic importance on the Attic Riviera, attract the interest of Greek and foreign investors, who appear willing to start the implementation of multi-million euro projects.

Proclamation

In this direction, the Ecclesiastical Central Finance Service announced in April four tenders with the aim of exploiting an equal number of properties-filets in Attica and Thessaloniki.

  • The first, repeated, tender concerns the exploitation, through the system of consideration, of land on Kapodistriou and Heimarras 26 streets in Moschato, with a total area of ​​294.05 sq.m. June 13 is the deadline for submitting bids.
  • Accordingly, the second tender, the closing date for submission of tenders is June 13, focuses on the utilization, through the consideration system, of a plot of land at 18 Grigoriou Xenopoulos Street in Thessaloniki, with a total area of ​​256.49 sq.m.
  • The third concerns the exploitation, also through the consideration system, of a plot of land on Xanthoulidou 14 and Mandouvalou 2 streets in Ano Patisia, with a total area of ​​382.76 sq.m., with a closing date for submitting offers also on June 13th.
  • Finally, the fourth tender has to do with the utilization, through the system of consideration, of another plot of land on 13 Xanthou Street in Acharnes, with a total area of ​​740.33 sq.m. In this case, June 13 has also been set as the deadline for submitting bids.

In the same direction, tenders for the exploitation of church properties have been announced by the Holy Archdiocese of Athens and the Holy Monastery of Asomaton-Petraki.

More specifically, the property has an area of ​​44,989 sq.m., is located in Megalo Kavouri on Aktis and Archimedes streets and is the full and exclusive property of the Asomata-Petraki Holy Monastery of the Holy Archdiocese of Athens.

A call for expression of interest was published for the property, in which it is stipulated that it will only be utilized by granting surface rights to a third party, excluding other ways of utilization, such as e.g. disposal or consideration.

Some of the Church’s most prominent properties are the “Electra Metropolis” on Mitropoleos Street, which formerly housed the Ministry of Education

In Plaka

In the same logic, it is recommended to hold a tender for the lease of church property, and specifically for the lease of the independent property – a single three-storey traditional building with preserved views, located at 23 Agia Filotheis and 30 Navarcho Nikodimos Street, in Plaka, in the center of Athens .

The property to be leased will be used exclusively either as a residence or as a business premises and specifically (only) as office premises, “any other use is expressly prohibited, namely, and only indicatively, as a commercial store or as a health care store or as a short-term rental accommodation” , as noted in this regard.

An open bidding tender is underway for the sale of an apartment building on 20 Kydathinaion Street in Plaka. The starting price has been set at the amount of 1 million euros.

Finally, the Metropolitan Council of the Holy Archdiocese of Athens has announced a corresponding tender for the sale of a property located at 22 Agia Varvaras Street in Chalandri. The property has an area of ​​292 sq.m. and the amount of 450 thousand euros has been set as the starting price.

RICH PORTFOLIO

Among the real estates that the Church has taken advantage of is the area on which the Electra Hotels and Resorts group is developing its new hotel in Thessaloniki. The group bid in a tender conducted by the Ecclesiastical Central Finance Service (EKYO) of the Church of Greece and acquired the property on which the new high standard hotel will be built.

The tender concerned the long-term lease of the property, with an area of ​​1.5 acres, located near HANTH, at the corner of Tsimiski and Ethniki Amini streets, and the duration of the concession was set at 49 years with the right to extend for 49 additional years.

A hotel with a capacity of 165 rooms will be developed on this property. This is the seventh hotel that will join the portfolio of the Electra Hotels and Resorts group, which currently has a presence, apart from Thessaloniki, in Athens, Rhodes and Kefalonia.

The Church of Greece has in its portfolio thousands of properties throughout the country, with 41% of them being plots of land, 34% buildings or apartments and 25% plots of land. The Church owns approximately 1,300,000 acres of forest and agricultural lands, as well as pastures, while 48% of its real estate is located in Athens and Piraeus, 24% in Thessaloniki and the rest in various regions throughout Greece.

In fact, for the optimal use of the Church’s real estate, in the past there were thoughts of establishing an AEEAP (Real Estate Investment Company), which would be in charge of gathering and managing all of the Church’s real estate, which may did not take place, however, it led to the issuance of a relevant gazette for the establishment of a regulation regarding the leasing, sale and in general the utilization of the ecclesiastical property of the Holy Archdiocese of Athens.

In the same context, the Holy Archdiocese of Athens had advanced the procedures for the most complete geospatial and administrative documentation of the church properties which are registered in the Real Estate Management Subsystem (DEAP) available to the Archdiocese and which is handled by EKYO.

About 13,300 real estate records were registered in DEAP, part of which belongs to the Archdiocese and its parishes. The responsibility for the management and utilization of most of these properties has been assumed by the Church of Greece through the EKYO financial service.
