U2 bass player Adam Clayton has secured planning permission from Cork County Council to demolish a ruined homestead and construct a sprawling, 795-square-meter retirement home at Ringfinnan, southwest of Kinsale, Co Cork, featuring an underground car park, a gym, a spa, and green energy installations.
Cork County Council Grants Planning Permission for Kinsale Project
The Approval: Cork County Council granted the project planning permission subject to 15 biodiversity and road safety conditions.
The Scale: The six-to-seven-bed development spans 795 square meters—more than seven times the size of an average three-bed semi-detached home—and replaces a derelict two-storey structure.
The Context: Clayton joins a growing list of high-net-worth figures investing in exclusive Kinsale coastal properties, following previous real estate pursuits in the area.
Planning Permission Granted With Fifteen Conditions
Cork County Council assessed the legendary musician’s application and deemed the proposed development in Ringfinnan to be in accordance with proper planning and sustainable development in the area, the Irish Examiner reported. The planning approval comes with 15 specific operational conditions. These include a strict ban on cutting or removing trees and hedgerows between March 1 and August 31 to protect local biodiversity, alongside a requirement for clear sightlines of 80 meters in both directions from the proposed site entrance.

No objections were lodged against the application during the review window, which was submitted in June by Coakley O’Neill Town Planning Ltd.
Rundell Associates Design Sprawling Residential Project with Three Floors
Designed by architects Rundell Associates, the sprawling residential project features a north and south wing reminiscent of local farmsteads and courtyard typologies. The structure extends over three floors to minimize visual impact while replacing the existing ruined homestead and surrounding outbuildings. The floor space totals 795 square meters, accommodating six to seven bedrooms depending on the design phase layouts.

The lower ground floor includes a games and media room, a kitchenette bar, and three en-suite bedrooms. The ground floor houses a gym, a spa area, a snug TV room, front and back kitchens, a living room, a covered patio, an entrance hallway, and a principal bedroom with a balcony and supersize dressing room. The upper level incorporates additional bedrooms, living spaces, and a rooftop paved terrace. To meet high environmental standards, the build utilizes local materials such as dry stone walling and timber cladding, complemented by traditional slate pitched roofs and green sedum flat roofs. The energy strategy deploys 50 photovoltaic panels on ground-mounted arrays and five micro wind turbines.
The Wider Kinsale Celebrity Real Estate Footprint
Clayton has kept his sights trained on the Kinsale coastal corridor for several years. In 2023, he acted as the underbidder for Annefield House at Ballinclashet Creek in Oysterhaven before a US buyer jetted in to outbid the deal, raising the price from €1.85m to €2.775m, the Irish Examiner reported. Privacy served as a key attraction for both properties, with the Ringfinnan site running down to the Bandon River. A sibling of Clayton also maintains a property interest in the region.

Kinsale continues to attract international high-net-worth individuals and artists. US billionaire James Berwind invested more than €20m across multiple local properties, most recently going sale agreed at over €6m for Prospect Villa in Scilly. In 2023, Nike heir Travis Knight acquired Ocean Breeze for €4.5m above Scilly. Singer-songwriter Tori Amos also spent 25 years as a local resident at Ballywilliam House upriver before selling the property in 2019 for €1.19m.
